This is the reason homes are so much cheaper than cost to build.

@Jaycee Greene Yeah it is easy for one to get discouraged when buying this type of project but I must say they are decent when trying to start low and build capital, that way you dont have to deal with **** properties or mediocre neighborhoods again.

There are not a ton of triplex or 4 plex properties available but the best one is a 6 unit, 3 building property at 1.9m in Steilacoom.

Yes they are buying old homes to tear down to build there now.

The seller has the two lots legally separated, but due to deed restriction imposed by the subdivision development, found that building a house on the “tennis court” lot was not allowable. 

I do have several S8 rentals, while they are generally performing well, there is more paperwork involved in the leasing and the strict inspections can be quite a pain. 

Keep in mind that only the "building basis" can be segregated and will benefit from accelerated depreciation.
