Most new development is well over this mark and, since there aren't likely to be many more complexes built that offer decent living conditions for lower-end rents, there is probably some room to raise Class B/C leases in the coming years as more people move into Louisville.And, if things do decline, the "luxury" crowd is going to be looking for cheaper digs. 

It was for the wealthy, now its the middle class in many instances.

However, it's important to do some more research to determine your goals and identify the asset class that appeals to you the most.

As mentioned, it's a VERY difficult class to insure right now.

We update our lease constantly and our attorney reviews it annually, I feel this is the best route and so do most of the instructors at CE classes that I attend.

My family and I currently live in a small podunk town in Iowa, which I truly can't wait to move from, and we rarely come across money like this (we're basically as middle as middle-class can get).

Im all for creativity to get deals, but this ..this was vile.Jason spent less than an hour at the end of the class half-@ssedly rushing through his biggest selling point.. a negotiating strategy he calls the 'seller waltz', which turned out to be nothing more than rushing through the list of creative real estate structures should the seller not accept your cash offer… “Oh, you don’t like my cash offer.. what abouuut this?!

I couldn't have predicted this nine months ago, but I'm smart enough to predict things like this will happen eventually and I plan accordingly. also highly dependent on class of asset.. where in the country it is. and tenant base your renting to.. your mileage may or will vary depending on these variables.
