For your "BRRRR in Bulk" approach, you might want to explore lenders that specialize in portfolio or DSCR (Debt Service Coverage Ratio) loans, as they are often more flexible with complex financing structures like seller 2nd notes.

I'm taking a more conservative approach for now as I'm inexperienced and need to be prepared for any unexpected costs, Thank you Nathan:).

The best approach when researching homes is to have a great team already in place with your realtor as well as a trusted local property manager who can provide real numbers and insights based on management experience.

I would not approach it from the standpoint of I want to build container homes and then look for a site, I would have a site and think about what the best use of it would be and if it happened to be container homes then go for it.As John mentioned above appealing to the masses is the route to success here IMHO
