It's helpful to hear so many perspectives on this & the other aspects of flipping beyond construction.When you mention the other elements to manage beyond construction - do you mean the real estate side of buying/selling/financing or is there more than that you are referring to? 

Since you have mentioned cash flow is a big part of your goals - have you thought about private lending?

College isin't so bad - you might even be able to negogiate going part-time so you can focus your other time on working / building connections.If you are focused on real estate, maybe choose a career that you feel will advance you in your real estate career.You mention wanting to give your parents money to show your appreciation.

Tenants wont be hard to find like you mentioned but mindfulness on the protection laws in the process will be important.

It sounded like the way you were writing that you might be doing a lot of online research and sending out offers, but since you mentioned an agent, I wanted to check.Are you getting enough reps seeing houses to know what your offer prices should be?

Hello Ignatius,The platforms you mentioned work great but would likely require you to build out systems and processes for a sales and/or marketing business.

@Rachel Seymour-Newton  there are definitely other sources for leads, which is why I mentioned hitting up a REIA and networking. 

I have learned things from being in the mentorship program that you simply couldn't find in any of the BRRRR books I mentioned. 

As @Greg Scott mentioned, this is on the low end of deals like this and remember nothing is promised (check you docs on that).I own SFR homes that have far exceeded 10% returns due to their appreciation over the past 10 years or so.
