Personally if I don't have rental history within 3 years for a potential tenant and they say they own a property - I verify the address and name on title with the county that the property is located in (most states this info is online through the county assessor's website) 

I am on the outskirts of Raleigh looking to get more into Foreclosure's for investments and wondering if anyone know where to find the list of Lis Pendens for Wayne, Johnston, Wake and other surround counties.

Mary's county, Maryland, through a tax lien foreclosure, paying about $40K. 

Not sure where you are located but East West Bank will do it if the property is in San Francisco or in most nearby counties. 

Being from the NYC area, Anything north of Westchester county would be upstate.

More units means more things could go wrong.So, while I agree with Greg, that if you are in growth mode and want to get to 100 or 200 or 1,000 units (although unit count is not the best measure of success) then more debt with longer amortization is going to help you get there faster.   

IMO the optimal count is 10-12 for most 3/2.
