Being that it's a military town, I should be able to get decent tenants if I focus my advertising on the local Airmen.

In the military I found another Ranger and his civilian partner who were flipping houses.

I've read a number of threads with a lot of pros and cons to both but several threads mentioned they ended up with 5 yr term etc .. rather than a 30 year term.We have a great local credit union to work with that is easy to work with and has great rates.

None of those would be available if you were to buy a commercial building.. not to say that's necessarily a bad thing.. but still just something to think about.I guess my final piece of advise is make sure you get yourself set up for post military success as far as your benefits go (disability and what not).

I am located in Union Co, NJ and have found 6 great deals of late but could not fund them...PLEASE HELP!!!

He'll ask for payment via western Union, which you tell him that you'll gladly send.Then keep sending him bogus confirmation numbers, apologizing each time. 

With that said, you still have options. 1) Speak with some local banks/credit unions to see how much money you could borrow to purchase a place and what % down payment they require. 

My current goal is to build my portfolio over the next three years before I retire from the military.
