So I don't have of ton of advise but in my process, I found that they paid the same as market rate for rent.

Seems to be a great hold that'll continue to increase in value and the debt will be getting paid down.

Have them sign an early termination addendum after you are paid in full, they have vacated the property, and keys are turned it.
