Those numbers are always great in theory, but people fail to understand what it is like in practiceWhen you are competing with 50 other units in your block for rent, can't rent the property to qualified individuals, and are dealing with constant maintenance/property/tenants issues, you realize that the returns are too good to be true.

If you're up to the task, listing on Zillow or Redfin will be your best bet.There are numerous studies that show listing on the MLS will not only get you more net proceeds but also eliminate the liability from you as the owner by using a third party to sell the property.

Hi Carlo,As mentioned DSCR loans vary widely based off of numerous factors, credit, LTV, Prepay type, DSCR Ratio, just to name a few.However, I am seeing rates as low as 6.625% now on DSCR products in a perfect scenario.In scenarios with low credit scores, high LTV's and short prepays we can easily be in the 9's.When looking for a DSCR loan to fit your needs, I recommend getting in touch with someone who knows what they are doing to pencil the loan in your best interest.Glad to connect and get into more detail!

It could be possible to change debt structure from 6 individual loans into a single portfolio loan allowing you to pull a larger part of the equity in one chunk and still stay under 65% LTV.

I've done the math on a few dozen of the buildings and individual units for buyers and have rarely found something that will truly make you more than a 4% cap rate.
