Test results positive for Asbestos on walls, and ceiling in kitchen area, and flooring the glue bonding under old vynal tiles, which is covered by carpet den and hallway.

We have been told the carpet was cleaned 2 times and they were unable to get it up.Separate issue that may be related but unknown, in the living room and kitchen a slight black soot is collecting on some of the windows, ceiling, and oddly enough inside the refrigerator.

Mostly we need a disposal changed out in the kitchen, heater that is not functional and needs looked at, several outlets need changed out to GFCI and other outlets with open grounds on the 3rd prong need changed out.

They lived there while we remodelled, moved walls, redid both bathrooms and the kitchen.

It's an SFR but it has a completely detached second unit with a kitchen, bath, heater, etc. 

I did once place a claim for $9000 for a kitchen fire, but I have paid way more than that over the years.

It had not been updated since the eighties, and even for that time it was sub par (W/D in kitchen, half size appliance, etc).  

The owners split the house in two while enclosing the garage to create a 3/1 and 2/1, in addition they enclosed a back patio area to make an efficiency studio area 1/1 no kitchen. 

I'm currently about to renovate the kitchen.
