I’m trying to look at this situation as I can survive until October and have the property settled in for the long haul of STR and MTR rentals.

What usually survives after this "readjustment to the world" is an understanding that thinking bigger is necessary to live at a higher level, BUT not everyone who lives at 1x is a fool or worthless being.Read it with appropriate caution, then read Speed of Trust, the Go-Giver, and The Millionaire Real Estate Investor. 

So on the one hand, betting only on appreciation is a gamble (and that's why I mentioned that you need to determine whether you can survive a market downturn) but on the other hand, you can use market and economic trends to get a certain "feeling" of where the market will be in the future.
