As far as that scenario though, it would have to fit quite a list of criteria for us to get on board with living so close to another tenant and be able to accommodate our golden retriever with a solid backyard.

I would just add that you will never be a first time buyer again with that golden ticket of a 3.5% down payment if you are eligible for FHA.

It is the golden goose.   

Plus, if you got a good deal you should be golden. 

If you're Golden Triangle or Cherry Creek or LoDo, average rents are all in the $2,000s. 

If  you can buy it with an FHA for next to nothing and live in it for one year then move out and move a tenant in you're golden!!!

id get information about the current lease of the land, if it runs 5-10 years beyond expected maturity of your loan you should be golden :) just provide a copy of this to your prospected lender
