Each have their own unique qualities that may be a better fit.  

Since you mentioned that you may want to retire to the home, a resort community would not be a good fit for you as they are specifically built for STR and every home is used that way.

As you continue to grow your knowledge in real estate you will know which investing niche fits your needs.

If you have to save some $ somewhere: Get some exact measurements and go find a used , surplus, scratch and dent, fb marketplace, etc -- tub that fits (double tripple checking specs), for your contractor to install.

Also, desirable amenities (pools, fitness centers, clubhouses) enhance the functionality of a community.

We stage every house every time...If you have an area that may cause questions 'Can a queen bed fit in here' or 'Where do I put the TV' or 'How do I center up the room'...staging is crucial.
