The downside of that option is there will be some hefty capital requirements to fund the furniture, decor, and other items required because you are essentially furnishing a whole apartment for each unit you plan to use in that fashion.

But I spent so much effort furnishing the house out of state, and it's decorated nicely... and yes, if all venues fail, it will cash flow in the long term rental market, I just have to go through the hassle of selling furniture that I hand picked and some "refinished".

We are very close to being finished getting all the furniture together and into the correct spot, as well as getting it decorated and rent-ready, that whole process took only 3 full weekends, (we live in Philly which is 2hrs away and my dad works most days so we can only work on the property on weekends).
