But I know there are all sorts of requirements about keeping minutes, operating agreements, etc. and I'm concerned that either I'll have to pay thousands of dollars for a lawyers to help me make sure it's 100% good, or else spend many hours of my own time doing it, and at the end of the day a shrewd attorney will still find some t that was not crossed and pierce the veil.

I wouldn't recommend that if you can find a better solution, though, unless you are targeting investors.Another thing you could try is limiting showings to one day a week, and assure her that there will be an agent present with each buyer.

I would post 24 hour notice of entry , tape it over the lock so you know for sure if he's tried to enter when you haven't noticed.Leave the pay or quit notice same day as you post 24 hour notice of entry.
