For context I have about 150 student rental bedrooms in Columbia near the University of South Carolina.The competition feels like it is 5x-10x what it used to be.

I wrote an earlier post about a Columbia River front A frame cabin we just acquired it has a nice Pier and Dock which is grandfathered in.I of course now need a boat or multiple different water craft.WE are going to outfit this A frame as an Air BnB so its get utilized more than just us staying there. 

Juliet, Madison, Murfreesboro, Smyrna, Antioch, Columbia, Gallatin, Hendersonville, these are all going to be areas with better price points and more likely to cash flow starting out.

For stronger cash-flow, there are areas outside of Nashville (Clarksville, Columbia, Springfield, Tullahoma, Dickson, etc) that can line up better with metrics and have strong rental demand so it just depends on your investment goals.

Can some help clarify and maybe go into detail about the process of getting approved for HELOC/LOC in Canada, specifically in my expensive market of Vancouver, British Columbia?
