For everyone saying his net income = his W2 then quit are missing a lot of factors.Make sure your reserves are higher than you think you need because1) With COVID, underwrite for more bad debt and higher delinquency and vacancy2) Property Taxes and Insurance can spike any given year.

If I'm doing a flip brrrr maybe I'm the guy who adds security features, adds lighting, removes shrubbery, plants spiny plants under windows, spiked fencing, and does more than everyone else to make my renter/buyer the safest guy on the block.

My wife and I are looking at purchasing our first AirBnb - and I am finding this method of real estate investing is much different than the others I've studied.Quick details on the deal...We are looking at a property that will run us about $1,950 / month to operate with an average occupancy rate of around 30%.. this will spike in the summer months as this is a vacation home as well near a river / lake.

If the Fed pushed overnight rates to zero and nominal 10 year rates went negative it would mean the deflationary environment is accelerating - which mathematically would mean "real" rates are rising and the risk premium on loans would spike.

As you look for Condos to invest in realize that most are on the market because the seller knows of a major renovation coming up that will spike the HOA fees.Even if this spike is temporary it can do huge damage to your cashflow.
