Of course that's awesome for investing, but can be prohibitive to some investors.If you are looking, Redmond Ridge and Issaquah will have decent pricing for renting and a relatively easy commute to most places.

That being said Chattanooga is in the Ridge & Valley geographic area of Tennessee so large tracts of flat land is hard to come by and thus expensive.

I own a couple in Blue Ridge GA and under contract for one in the Smoky’s but am looking locally in Cincinnati for one, too.

The Blue Ridge mountains are cool in summer, the cooler you want=the further up you go. 

Non owner-occupied STRs are also legal in certain parts of Denver metro like Arvada, Wheat Ridge, Boulder County (not in the City), unincorporated Adam’s County and several other places like Westminster don’t specifically forbid them/ don’t have enforcement yet.

But eventually I could see myself expanding into Blue Ridge as a 3rd market.
