There are many HMLs that will finance new construction, but much of it is based on your experience, credit score, and the expected sale price.

I would get a couple of other opinions on the quotes that are coming in and what you are being charged.

U can do 100% if you want but you should have plenty of cash on hand as well. 

If you can find an investment that pays for itself, you won't be so nervous about investing.I also recommend you educate yourself on how to manage well.

i think this is a decision only you can make. im in a similar boat (house hacking my primary) and considering renting the whole thing out to get a solo home for myself. certainly a lot of appeal in that, given how much work goes into the house hack. but whether or not the numbers on cash flow align is up to you. personally i dont think $150 (seems like about 12%?)

On the bright side I think many of the scammers that sell you on owning 1000 units are being wiped away and maybe that kind of an opportunity will come back.
