I am trying to get my RE License and I am currently enrolled in AYPO Real estate course.

Goal would be to acquire 20 rentals by the age of retirement, with some already starting to be paid off.I am in the same boat as you, and I focus on safe appreciation all day (small cash flow for safety and then focused on markets on that appreciate). 

As for the rest of it, you can find a lot of useful tips on past forum posts along with podcasts and youtube material on the topic (BP and other RE sources).We've self managed STRs for a few years.

After 30+ years of property management, I'd say get used to it sucks.

However, some of the best cash-flowing markets on paper can also come with the biggest management challenges.

It makes lead management way more efficient since they get to focus on people who actually want to do business. 

,I have sold and been managing properties that are near the MIA and haven't had any complaints from residents who are living in them.
