For my first deal, I went to a credit union and asked for a 10k unsecured loan, I borrowed against a 401k, and used excess student loan money to fund the rest.

A good step is to start calling banks and credit unions, and find out what they offer for owner-occupied small multifamily.You may find that it works better to rent in your area and invest in a less competitive place. that's a whole 'nother ballgame.Good luck!
