I think your numbers and presentations should be visually appealing, not just numerically accurate.

However, speaking to a veteran crowd, appeal more towards that audience.

I watched as the growth spread to Apopka, but Apopka seemed to have a better handle on controlling that growth to be appealing.

Part of the appeal of this property is the fact that it's relatively close to me as well as the potential for capital gains 10, 20 years down the line. 

If you wanted to take it a step further your county should have a local zoning board i'm pretty sure you can appeal to them as well for info in exactly what your looking for just try doing a bunch of keyword google searches i'm pretty sure something good will pop up. good luck !

you can sell the one you lived in and pay no tax.. as it was owner occ that's appealing. other wise its really personal decision and you will get 17 different opinions on what to do on this site that's for sure. :)ya we sure hate that gambling for appreciation.. but some folks have to live with it.. good job.

You are pushing the ad upon someone (push marketing), so if that ad is not appealing to them they will continue about their day.

And we've placed hundreds of clients into all of them depending on what their needs/priorities were.By the way there is actually an after end game as well that may appeal to her. 

Paint, flooring like luxury vinyl plank, curb appeal etc.
