Wine racks, stem glass holders, pantrys, wine fridge, etc...

There are some things to consider but the more I rack my brain the more I think this one is a solid play...I also know you have the means (and steady income) to cover any incidentals that may arise.

The first deal is always the most nerve-racking. 

I've had wooden doors kicked in, places robbed, but it comes back to the tenants.

I found an interesting SFH that has a nice size back yard, but I’m hesitating because there are two large wooden power line/telephone poles in it.

Maybe add a bike rack for those students that don't have carsWith the extra space add small storage spaces for rent or add it to the monthly rentOffer furnished apartments which you can charge a premiumJust a few ideas.

This business is just so foreign to so many.Jim when I first got into funding turnkey that was circa 2002 in Detroit  we met at the PM/ rehab contractors office.. come in the back and the parking lot is fenced with Razor wire .. looked like the fence at San Quentin  ,  then the 3 pistols in the shoulder holsters on the hat rack was another clue we were no longer on an episode of Portlandia.. 

Multi layer crown details, stagger the sink base, add nice islands with extra touches, wine racks, wine fridges... there's tons you can do.

Odds are you can get them racked onto the loan balance but they are still there.

Upstairs is mostly wooden floors.
