Your are ALSO doing comp's to peg exactly what value the market places for different conditions of that home, what value it places on say an updated kitchen vs outdated, or facelift vs full reno, high end vs mid level.

To ensure your STR performs well, do your kitchen and bathrooms need to be fully renovated and updated?

If my partner forgets to update any step, then we end up with an error and tenants will complain.

If you can drive by the properties for sure it's a good thing, but it limits your range of bidding, for this reason, I prefer online auctions, I use photo services to have an updated view of the property if I'm really interested in. 

If a lender will not get back to you in a timely manner on questions and updates once the loan starts then it can be very frustrating. 

I did create a spreadsheet of all the states and their rules, that I'm happy to share, but I haven't updated it in about 6 years.  

I also did a full cosmetic update of the sunroom and kitchen and am slowly working my way through the house to do the rest of the rooms as well.

Update: I just had one of my mini splits leak into an interior wall creating some damage to my awesome 1912 Craftsman.
