I have not looked into private/hard money lenders yet ( I am in Rhode Island) as I want to explore all my options and see what seasoned investor's have done.Appreciate any advice!

I would recommend going to your county assessor's website and looking to see what is land and what is building.

Jorge,I agree Tampa is a great spot I am right across the bridge over in Treasure island/St.Pete by the beaches. 

I recently just bought my first duplex early this year on long island.

I have been reading, watching videos, and soaking up all the advice from posts on Bigger Pockets the last 6 months.I am Licensed Builder, Home Inspector, and Real Estate Agent.I also have 24/7 a maintenance business on Hilton Head Island with my family.Longer term we are looking at doing BRRRR's with Short Term Rentals.

I’ve noticed it’s overgrown and seemingly uninhabited, the only thing that gets cared for is the lawn mowed every 1-2 weeks.Looking at local property records, a bank owns it since June 2019.
