Seriously, every state I am aware of makes licensees take a CE class on ethics every 2 years.Also as someone who has been intimately involved with short term rental legislation in my own market, at least here we had 4 jurisdictions pass similar ordinances, and I can tell you hear public lobbying for the regulations was absolutely overwhelming, with nearly no opposition. 

The next state was Delaware, which enacted LLC legislation in 1995, followed by California in 1994/5.

I'm leaning towards the dialysis center, as I believe that could be more stable in uncertain economic times.

New York is on the verge of passing a new law restricting landlords ability to collect last months rent at lease signing.  Also limits rent increases, changes eviction timeframes, etc.  I'm interested to hear how ever...

@Brian CookeMany states have enacted restrictive legislation regarding land contracts and contract for deeds because in many cases buyers interests ( and sometimes sellers interests ) lack the protections afforded by transactions involving deed transfer.The issues actually fall into a few main categories.

Legislation is going to mandate all Green products eventually.

Florida is unique in that it conducts online sales for both tax lien sales and tax deed sales.Sales are conducted differently depending on state due to legislation surrounding sales.Real estate investors don’t always have to fear the tax man.

Prior to this legisaltion passing, we debated an even stricter version of this legislation and won.

It is a very worth while legislation for landlords.
