Use retail trades for everything but they charge double to triple the price of a handyman and suck away all your cash flow.

If it doubles or triples, you have greater distributions.

For those interested in the Honolulu market and/or more generally locations with significant supply constraints, here is a recent story from Bloomberg.Bloomberg notes that property values (condo prices) have almost tripled since 2000 to an all-time high.

If you find another college friend with the same real estate goal and  perhaps you could buy your first duplex or tripled/quad together.

I tend to find my older clients want triple net and an income stream that just nicely outpaces inflation and has equity growth through principal pay down.

If I'm not netting 4X what you are - I'm doing at least double, possibly triple.
