I am a residential remodeling contractor by trade with a solid understanding of the rehab process and a network of laborers and subcontractors that I can rely on, and thus plan on managing this first rehab myself. 

There are plenty of sponsors who operate in that space who will be the first to  acknowledge  they are not good capital raisers or maybe they merely want to focus their attention on other areas of  the business and rely on service providers such as the one I am describing.  

It takes a bit more work but also it's safer in my opinion because you aren't relying on someone else to do it for you. 

Translation: The house has lead paint and asbestos, as most houses built before 1978 do.

Another lesson learned - Don't rely on the hard money draw to continue your rehab.

This means even you likely cannot rely on the plans in the event you found a secondary site where the matching plans could be utilized.

In my experience, relying solely on pictures can be outright misleading, they do not provide insights into the internal structures or the condition of the roof, plumbing, and wiring to say the least.

And relying on my fellow investors for some wise advice.
