I personally know people that are financial imbeciles preaching "Buy Bitcoin!!!"

(Finance of America, Civic Financial, a few other players) They raised rates on there 30Y product about two weeks ago.

I got a call today about my newly listed property in Raleigh.

Impossible No one is going to lend that cheap based on today's market 

For a partnership where you're providing all labor and the broker is funding the deal, a fair split typically ranges from 30-50% for you and 50-70% for the broker, depending on the value and complexity of your labor versus the financial risk they're taking.

Then without knowing your entire financial situation I’d probably prioritize getting that paid off over putting anything in a Roth or over and above an emergency fund in a HYSA. 

UPDATE - After my post earlier today, I was contacted by Zach Lemaster with Rent to Retirement.

(M2M Lease)A couple days later Tenent texts me and says they have left the property effectively today (bf doesn’t help out with bills, drama, etc). and wants off lease.

Generally speaking solid insurance and a good umbrella policy will provide ample financial protection for most liabilities.
