If the home is 200k and up, I would use a projector system with a few theater chairs.

They need a central lobby / elevators and I would say 150 units or more to make it worth the capital expense of the machine and the money to fill (for us at least).  

My wife wished we had easy chairs, popcorn and then commented on the speaker Mystery Theater 3000 style.  

I only know of a couple of states where this is defined as brokering but there will likely be more soon as several state realtor associations are lobbying hard for the change so if your in this for the long haul you may want to consider getting a real estate license.

I'm a member of the National Multi Housing Council and trust me the top committee members are in Washington lobbying against the repeal on an almost daily basis.

In fact, I would lobby to have this called a 5th chief profit center for real estate.

This is a big home and we are going to finish the basement with a theater room to add value as a STR.
