I want to present Investor A with a hefty down payment to cover improvements of his other assets, while also offering owner finance terms so that in the 3-5 year period he can “sell” the properties to me which I have been paying off throughout the time, so that investor A can successfully 1031 into another investment at that time.

I ask because I've interviewed a number of general contractors over the years for my various real estate projects and am shocked at how the vast majority showed up to the job site to give an estimate in a vehicle that did not display their contractor license number or business name.Aside from this one issue, they'd often have great portfolios, long list of successful permits I could verify they pulled, great references, no complaints on their license, and had been licensed for over a decade.

I'm hoping they get a good director in place who wants to serve their customers (tenants who need safe houszing) and their vendors supplying that need (landlords) and operate an efficient and successful program serving our community.
