I'm talking about the 15-page or so pitch deck for your multifamily syndication business that you use to initially show to brokers, lenders and potential investors to get them excited about you and your deals?

I understand equity and cash-flow are related, but what I mean is that I don't need the cash flow right now as much as I'd like to build a strong portfolio that can cash flow even more later on.I've owned a single-family rental for 4 years, but on mulitple fronts I felt like I've done a poor job self-managing it, so this Fall I picked up the Turners' book on managing rentals and that's what led me here to Bigger Pockets online.

My initial instinct is to wait for the results of these two efforts, as your asset protection efforts seem to depend on them.

However, being two months behind adds urgency and risk, as initial rent payments may delay.

I would strongly suggest considering leaning into the niche of traveling nurses. 

Are you intentionally using all three just to pick up some of the services they each uniquely offer that don't overlap, and to be able to choose which ones are strong in a particular area?  

I strongly recommend looking at 3+ bedroom condos.
