The economics on the units will go down given higher debt service, but can pull significant equity and still be north of 1.25 DSCR so this feels like a prudent move.Would love some thoughts on risks/reward on pulling equity in general but more specifically on if I can use for personal?

I know you can typically do it still in unincorporated county areas across the state but at least up North it is basically shut down.I would love to open one in West or South Fort Worth where there is open land and economic levels aren't high.

You might be able to flip some properties in East Austin, but you'll be joining the crowd as everyone knows the city is gentrifying to the east.Don't be afraid to go to another city as long as you can make the drive and learn about the economics.

@Seth Holmen  Great advice seth , Regarding "keep asking" , cant agree more :-) Finding the right information itself is half the job.My zoning allows as much as 7 units ... for the smallest size per unit and 2.5 storeysBut adding a unit in 2nd storey doesnt sound economical as the cost can not be recouped easily in the rents/appraisalAre there any architects/contractors who I can consult with in your market , just to get more info .
