In my trenching business I definitely had a few customers that took way too long to pay and had one that ended up leaving us high and dry.

-Construction of new 1,000SF home - 2 bed 2 bath I will be the GC (will receive license for FHA loan), and my friends, father and I will be performing all of the framing, windows, flashing, most MEP, insulation, dry walling, painting, finishing.

Some renters like it because it does not dry out the air like forced air system.

A few day layovers due to weather not allowing stuff to dry or your guy had a flat tire on his van, fine, don't care.

For example, Riverstone Estates with streets named after rivers and some sort of river feature even if it is a dry river bed in green space.

It was pretty easy but requires discipline to get through the dry material.

When you can, jump in the pool and test the water.A little caution with that water, as unless you have a good idea what's under that surface, going head first is not the choice I would make.Just don't expect to get in the water and jump out clean and dry the first time.

But I have not pulled the trigger because deals are hard to find in my market and I have enough dry powder to take something down if the sky happened to part and something close to reasonable pops up.   

I have some cash to start my investment portfolio - about 200K but do not have any verifiable income - the business I have been running for the past couple of years slowly dried up.
