I've spent big dollars assuming the PM had it covered and would do a great job, only to chase the fix for years down the road because of less than stellar performance by the contractor they used at that time.    

Buying as an owner-occupant adds a lot of financing options, and allows you to buy HUD homes, which can be pretty stellar deals. 

I'm a fan of investing where you know and are comfortable so I think this is a great idea for you, it just seems as though you're dead set on this particular place and the numbers aren't stellar...so I'm curious as to why. 

(I actually saw relatives come across the border for the 15 year celebration -debutants and then return home) I agree in punishing the employers, but that wouldn't turn the faucet off,imo.

I use ATT in chicago but when I have travel to places like Boston and Seattle, my reception has been less than stellar.

i will even allot for variable BS and say 400 a month cash flow/5400 yearly with a ROI of 27%....i think i can get the property for under 20k but lets leave that to my stellar negotiating skills...ori can put down 20k on 100k home, mortgage with a 30 yr fixed.

The CPA had a divorce and less than stellar credit.

However, it is charming, easy to rent / show, in stellar location, etc etc I'm not concerned that my CF is slightly lower because I know it is a winner.

Now if the location is stellar, that can make up for it.

I'm thinking I can do a less than stellar job by myself in two days.
