If DTI is a problem for a new investment property loan but you have everything else (credit, downpayment, etc), then DSCR loans are probably an excellent alternative.

Those who excel are generally focused on specific asset types whether it be Restaurant/Hospitality; Office, Industrial etc.

Would very much appreciate opinions on whether Canton, Ohio is a good area for buy and hold or flipping, specifically within a few blocks of intersection of routes 43 and 172.  

@Max Nathanyou won't be able to get a loan "for the down payment" specifically, so you'd need cash from some other source, like a HELOC or a personal loan. 

And I don’t mean something like saying you want to invest in New York City, I mean an expert on specific neighborhoods you have chosen for a specific reason.

If you're looking to transact faster than that, then your only option will be private Buyers.Another alternative, other than the ideas mentioned above, might be to sell part of the land into permanent conservation. 

If you want to be a passive investor, you need capital, information and a network, but you don't need specific advantage in real estate.
