Perception will change as you do many deals.

Truly makes a difference in perception when you break down that extra $300k for just $200 a year ;) 

All these details really add up and in my opinion gives the buyer a perception of higher value. 

@Jabbar Thomas Agreed it is a good starting point but a lot of the data they do collect are typically outdated so it skews the values and overall perception.

But coming from some cities in Riverside County, some in San Bernardino County,some in LA County you would find out alot of people would say Santa Ana is luxury city....LOL...Its all perception, you would probably think i was crazy to mention Compton...When you think about the history of the city and what you see in movies, you would run, but guess what, My wife grew in a very nice part of Compton, where there are really nice homes, owned buy older people with good city and school jobs.

The challenge  will be to demonstrate that your intent did indeed change from sale to hold to sale and that you weren't just giving the perception of hold so you could 1031.You've got a good plan together and I'd encourage you to simply hold the property over a year and evaluate.  

I moved here as an outsider in June 2016 and by June 2017 I will have at least 12 units in the area, my goal is 13.While I always do what you do, that is I ask local investors for their perceptions of their market, I find that's not an accurate way to assess a region.

It's all a myth and perception that a lot of people walk around in their head with.
