Ron,I've never heard of those companies, but that would certainly be worth looking into and asking how that coverage would respond given a few of the different scenarios I listed above (tree breaks the line, you/someone hits the line with a shovel, shifting soils cracks the pipe, pipe wears out over time due to normal wear and tear, etc.).  

What I would do and have done in the past is get the project shovel ready and get the permits completed, that way if there is any quick turn in rates or construction costs, you have shovel ready project to take advantage of.

I’m actively looking to purchase shovel-ready scattered site sub-developments (2 to 50 unit plots, multifamily or SFR) outside of city of Philadelphia.

This allows a small developer to step into a development that is shovel ready.  

This time is well served to obtain any necessary approvals so the land is shovel ready when the market conditions improve.

I believe this because this is what the Fed says they are going to do.Second, I expect inflation to continue to flare up.
