These can be big ticket special assessments once the HOA decides to deal with them.

Have a mason inspect the brick exterior, failing lintels or joints that need pointed could be bigger ticket items plus can allow water pentration if you are not aware of them.  

I dont want to let this tenant get away with not paying me.

To round it out with a few specifics:I'm a big believer in researching an area, knowing the market (income, rents, appreciation, industry, etc) and building a team.

Some landlords in this space try to get away with everything on the cheap (not saying that is you) but you can have success with govt agencies if you can deal with the brain damage of the inspections and paperwork, but it can provide more stability 3) dont give up yet. take some deep breathes and get over some of that failure thoughts that are going through head.

However I thought this post seemed pretty realistic.Usually these self promoting posts get a hearty round of praise from the complete newbs, and are completely  ignored by anyone actually knowledgeable. 

.- With ~18K for expenses and ~63K of income, that works out to ~29%; extremely unlikely (to the point that I would buy a lottery ticket first - at least I would know what I am going to loose ;).

Hard to find a "freedom ticket" like it that allows you to quickly go from broke with zero experience to racking in five figure checks from anywhere in the world.

In summary:Don't try to fit a square peg into a round hole.
