It's just that in soft market conditions, sub-par candidates feel they can push the landlord around and "force" their way into our property by hiding what does not meet our criteria, which of course upon screening it all gets revealed, or in some cases even by threatening.

If he isn't willing to show you the contract, he probably doesn't have one, he doesn't think that you're legitimate, or his wholesale fee is very large and he's concerned if he reveals it, that you will want to pay less.

It feels like it's an extra layer of effort to meet with agents, brokers, etc. that are less willing to reveal everything to you unless you ask specific questions because they might be speaking to you in their non-native language as well.
