Don't even get me started on windows; old windows look quaint and can be repaired but just suck all the way around compared to new windows.

Because the cost of repairs is so high I do need to pencil in $300-$500 in positive cash flow for repairs which will come up yearly.

We also try not to install fridges with water dispensers or ice makers but if we do, we put in our rental agreement that tenant is responsible for any repair to water/ice makers.

If you plan on refinancing it in the short/long term, perhaps taking the higher rate and take the $2300 so you can re-allocate the money on your repairs or closing costs for the refinance.
