Hey @Kiah Husbands - I used to work in the access control world, in this case where you're an individual operator of a single 4-unit multifam, going for the big brands will likely cost you too much + most brands will charge a recurring fee. 

My tenant was setup for automatic recurring payment due on the 15th.

They have never physically visited my properties in the 4 months they have managed them, cannot answer emails or calls in a timely (less than 1 week) manner, make recurring costly mistakes on my income/expense report requiring me to double check their work, fail to pay my utility bills on my behalf on time causing late fees, and make no attempt to leverage their purchasing power with 150 properties to help their clients get even a decent rate for lawn and snow removal, handyman services, etc.

But these are recurring TI and leasing commissions.

So basically the starting cost is like $9 with a $6 recurring hosting fee.

I heard quickbooks online allows recurring ACH like this but I am currently using quickbooks desktop.

Anyways, I'd be curious if adding back depreciation on your rentals that do show up on tax returns, and/or documenting expenses (repairs, rehab, etc) that were one-time expenses and not recurring, could be a fix.(3) Calendar (4) No

I will be checking into this more on Monday to confirm but I believe a variable recurring payment authorization will work as suggested before.
