.- You could also try selling to another naive investor, but you don't have the infrastructure to do so easily. 2) You'll need to evict the tenant if you haven't already.3) Have 2-3 agents tour the property and take videos of their recommendations of repairs.4) Review all of these to create consensus Scope Of Work (SOW). 5) Get 2-4 bids on the SOW6) Review bids to determine cost effectiveness of what to actually do.

With a full time job even 15 units gets tough between collecting rent keeping repairs up, preventative maintenance, looking for new deals, managing refinances, etc.

Try to at least leverage for a 2-year lease.Just be sure your lease states the appliances are "as-is, where-is", so:1) You are NOT required to repair them- Many tenants abuse them, so you don't want to be liable to repair.- Good tenants you can choose to repair.

It wasn’t a detailed plumbing drawing- he had shown one line going to all units while the contractor pointed out that it is better to show individual lines to each unit as repairs and maintenance are easier. and some towns even require it .
