This is referring to mortgage insurance, also called PMI, private mortgage insurance. 

But you need to learn all about landlord/tenant laws, how to do basic repairs, know what average labor and material costs are for common projects. learn about payment systems, how to interview property managers, tenants and handyman services, build a team of realtors, contractors, title, hard/private money lenders, inspectors, appraisers and soooo much more. 

They provide all the tools you need, with weekly calls, one on ones, a private FB group with open communication 24/7, team connections, and accountability partners.

If I were you, I would be firm with needing rent more timely, I would still contact the male because she can't kick him off the lease, and I would have a conversation with her along the lines of "this is clearly not what either of us signed up for, is clearly not working, and what can we do to get you to a lower cost living situation as soon as possible?" 

Privately funded and local tend to be easier .
