It sounds like you've done a great job in investing in yourself and taking personal risks. 

If you are calling the licensed person off the radio AD a lot of money.

Needs all new cabintry, windows, doors, roof (has some life left), fixtures, fencing, some electrical and plumbing changes, and some framing/drywall due to termite damaged sill plate in areas.

Personally, I think I would stack some cash for a year or so while I did this. 

They do not want the other person's name on the deed or the mortgage once the dirvorce is finalized.   

I'm not sure what you've heard or are expecting, but as with anything in life you generally get out of it what you put into it. 

I know lots of installers don't do it, and I personally prefer the unimpeded look, but anything installed outside of the requirements of the material is probably going to be limited, i.e. the insurance company is not going to pay you because the material was not installed according to flooring requirements. 

My mom is nearing the end of her life and has left me and my two brothers her condo in Hawaii.

We still end up doing a few things like upgrading appliances or installing recessed LED lighting and dimmer switches and other life-style upgrades to attract top-notch tenants.
