Make sure it's the official government site and not a private service charging a fee.  

They are now officially over 400 units in under 4 years.

Kyle M. you can do that, you can even bill them all together on one bill if you like, just itemize it so that they can see what's going to what.The 'best' way to do it would be to have the water company come out and put an official water company meter in for each unit, but I don't think I have to tell you ... that won't really help your current cashflow concerns!  

Has anyone had any experience with renting multiple properties to large companies or schools and becoming an 'exclusive' or official partner with that school or company?

I was planning to give an official 30 day notice to vacate on February 1st, but if they simply don't pay rent and don't respond what do I do?

Personally, I prefer to look for guides from officials and local organizations for starting points - and consulting with an attorney is important.
