Generally, that puts you on the winning side.It's part of the reason I don't buy the normal BP mantra about "Appreciation Markets" vs "Cashflow Markets". 

Normally, PMA's provide that the PM is entitled to damages for early termination, such as, the fees the PM would have earned for the remaining term or perhaps liquidated damages.

Is this normal?  

That said in these instances my clients will normally take out a new, larger 2nd position heloc, and pay off their old one, a refinance.

@Evan LoaderThe way most syndications work is that there is a 5 to 10 year exit plan(normally 7 years).Those 6 years will normally operate and show losses.

In this kind of setup you don't normally provide other than starter supplies for consumables.

Normal W2 employees get into this business hoping to make thousands in one phone call after receiving some courses from these wholesale "GURUS". 

Possibly low for FL, but not low for a normal AC.Even if it was dust causing the AC to not work, which I extremely highly doubt, prove it wasn't built up dust from prior years. 

If you get specifically low flow showerheads, the cheap <$10 ones at Home Depot, tenants will complain.They'll just switch them out back to "normal" ones- people like strong showers.There are some that use air pressure to make low flow feel stronger.

So how do you expense items that are normally capitalized?
