The type of properties I'm searching for are single family ranches and multi-family 2-4 units.

Just as there is times of buyers market, sellers market or level market, there is times where it's a SFH market, Small Multi market, and MFH market. 

New systems from Arrow Lift allow you to jack a house up in a single day, but I have not seen many contractors in the area that use them yet.

Accounting system is a mess… >- Firing people at least weekly 1-2 employees at a time. it is clear that hiring and yet but appropriate for these people firing is what they do best.- Remember that people have left other work for this and only there a short time.
