I've helped 6-7 different investors move money from Oregon to Wyoming in the last 15 years and they are all happy they made the move.Consider finding a market that has a better long-term outlook, economically and legally.

For a long term hold, time and my value add will create my spread. 

It's also rare you buy these properties with 20-25% and have NOTHING you need to address almost immediately in terms of repairs or capex.

What is the minimum amount of profitability acceptable at a $60 million loan volume4.

So population decline either with Celestial deportation or with a more southerly route may not be good long term for housing market?

I"m not sure you could find a better group in terms of knowledge and support.
