But for instance, lets say it was a single family and the highest and best use was a triplex, then I would lean towards that, just as long as the numbers and the end financing made sense. 

The thing about accounting education is that it seems to be closer to a trade school- (not that there's anything wrong with that) in that you learn the correct and incorrect ways to do things (like how to account for transactions).In the business world, there are few instances where there are correct or incorrect ways to do things.

Heres what I would suggest for the future.I normally only give a seller 24 hours to respond to an offer and in some instances have given less.  

My experience may not be universal, but at least in this instance they offered an immediate reduction and settlement when I simply indicated my willingness to protest. 

@Vaughn Franklin  Maybe I'm reading this wrong, but it sounds like you may be anticipating in an instance where you don't need to.   

I just do not need the drama in my life.As mentioned by someone else the potential tenant could say they bought a policy and then  immediately drop it thereafter.In residential many years back in multifamily there was an instance where a tenant did not have a dog.
