Index funds...took a week or two to learn a proper allocation and takes a little time each year to reallocate and tax loss harvest, if applicable.Done correctly, there are no passive investments in real estate...there are just some that are less active than others...or they are very active in the building years and then can be systematized.I only spend a couple of hours per month on my active investments now...doing bookkeeping but I spent substantial time in acquiring and rehabbing them and getting the right management solution in place.

I just did this in one of our rental bathrooms where wallpaper had been painted over a bright pink by a former tenant.Buy some inexpensive liquid fabric softener at the dollar store...along with a spray bottle.

They didn't want to be the wilderbeast that kicked her to the curb, so they sold to you, harvested the windfall (I'm guessing they didn't give you the "little old lady" discount on the sales price) and left you figuring out whether to accept half the market rate or make her homeless.

I once heard a pastor preach about the fact that the scarecrow is placed where the harvest is located, and only the old or more experienced crows know that they are to look for the scarecrow and head TOWARDS it and not away from it to get their dinner.A lot of very successful people use their fear as a fuel (the same way they use a refusal, a rejection or a failure like a vitamin).
